Before the crew arrives

Should I turn the air conditioning off or leave it on?

Leave it running if the leak is nowhere near the air handler or the ductwork, since conditioned air moving through the house helps a little while you wait. Switch it off if water is dripping from a ceiling vent, pooling near the air handler or running down the unit. If water has reached an outlet in that room, kill the circuit at the panel first.

Can I use a wet-dry vacuum or a mop on it?

On a hard floor with a shallow spill of clean water, yes, as long as nothing electrical is wet. Never run a household vacuum over water, and keep any vacuum away from an area where water has reached an outlet or a cord. Mopping carpet is wasted effort: it pushes water deeper into the pad and the slab instead of lifting it out.

Should I throw wet things out before anyone sees them?

Photograph everything first, and keep what you reasonably can. Soaked carpet pad, swollen particleboard and ruined insulation are going anyway, but your own record of the damage is far easier to make before the bin than after. Hard goods, furniture and most contents turn out to be cleanable.

There is a tenant in the house and I am out of state. What then?

Give the dispatcher the tenant's number alongside your own, plus any gate code or lockbox detail. A technician can walk a tenant through finding the main valve over the phone and send photographs of what was found inside. Approval for the emergency stage still comes from whoever is paying for the work.

Drying, heat and mold

Does dry desert air mean less drying equipment?

Sometimes fewer dehumidifier hours, rarely fewer days. What takes the time is dense material: a concrete slab, the mortar bed under tile, stucco-backed wall assemblies and a deep layer of blown attic insulation. During a humid August week the outdoor dew point can sit above the indoor target, and then the equipment carries the entire load.

How quickly does mold start after a leak here?

The EPA's guidance is to dry water-damaged materials within 24 to 48 hours to limit mold growth, and that holds in the desert as well. It is a guideline rather than a guarantee: the EPA notes mold may already have grown inside that window. A closed room at 95 degrees with wet drywall in it is a good growing environment, not a bad one. That window is the honest reason to call early, not a sales line.

Can a small patch of mold be left alone?

EPA guidance puts the do-it-yourself limit at a patch of around 10 square feet or less. Anything larger, anything tied to sewage, and growth inside ductwork or an air handler call for mold remediation behind containment. Arizona does not license mold remediators the way some states do, so ask any company which standard it works to.

Does anything need testing before work starts?

Usually not. The Arizona Department of Health Services says few standards exist for judging how much mold is acceptable, and does not recommend testing as a first step. A visual check with moisture mapping, tied to a known water source, tells you more than a random air sample. Samples stay available when a lender, a landlord or a dispute needs one.

What happens if the job turns out bigger than the first price?

You hear about it before the extra work happens, not on the invoice afterwards. More wet square footage, a water category that proves worse than it looked, or materials that will not reach goal all change the scope, and a revised figure is put to you for approval first.

Will the readings and photographs get my claim approved?

They give your insurer what it normally asks for. Approval is its decision under your policy and nobody here can promise one. Sudden and accidental failures are often covered, long-term seepage usually is not, flood needs a separate policy, and sewer backup usually needs an endorsement. The Arizona Department of Insurance and Financial Institutions handles consumer complaints.

Is there a charge if I decide not to go ahead?

The inspection and moisture assessment are estimated at anywhere from no charge up to $200, and that is often credited against the work if it goes ahead. An after-hours, weekend or holiday callout carries an estimated $100 to $300 emergency fee. Both are stated on the phone, before anyone is dispatched.

Monsoon, coolers and slab leaks

Why did my roof only start leaking during a storm?

Because wind drives water sideways into places gravity never reaches. On a tile roof the tile sheds water while the felt underlayment beneath does the actual waterproofing, and worn underlayment hides under perfect-looking tile for years. Should I drive through a flooded street to get home?

No. Turn around rather than entering a flooded wash, dip or underpass. You cannot see how deep the water is, or whether the roadway is still under it, and barricades are there for a reason. Call once you are somewhere dry and let the crew deal with the house.

What makes a slab leak different from any other leak?

It is under the floor, so the first signs are indirect: a patch of tile that feels warm underfoot, the water meter creeping with every fixture closed, a bill that jumps for no reason, or the sound of running water in a quiet house. Slab leak cleanup handles the soaked flooring and walls; a plumber locates and repairs the pipe.

Can a swamp cooler and an air conditioner both be leaking?

On an older Valley house, yes. Plenty still have a rooftop evaporative cooler alongside refrigerated air, and both put water near a ceiling. A cooler leaks at its float valve, its quarter-inch copper supply, its overflow pipe or a rusted pan. Refrigerated air leaks when a condensate drain clogs or a secondary pan fills.
